Proposed Zoning Changes Outreach

Part of the adoption of the City of Sumter Unified Development Ordinance includes updates to the citywide zoning map that will influence individual properties. These changes may alter the permitted uses, development standards, and/or zoning designation of property. The City of Sumter is proposing these comprehensive zoning changes to modernize its development code, and align with the community’s 2040 Comprehensive Plan.

While these are citywide updates, proposed changes may specifically alter:

  • Zoning classification: Changes to the zoning designation for individual parcels of land
  • Permitted land uses: Changes to the types of residential, commercial, and/or mixed-use developments that are allowed on a piece of property.
  • Property development standards: Changes to maximum building height, minimum setbacks, and minimum parking requirements for new development.

We encourage residents and property owners to review the specific details of the proposed ordinance, and to reach out to the Planning Department should you have any questions or concerns.  Below are links to the use standards and permitted use table that can be found in Chapter B of the draft UDO, as well as a zoning comparison tool showing current vs. proposed zoning designations.
